Marlowe & Finch is a two-director agency in Hawthorn. We sell about forty homes a year and manage 240 rentals, and we publish every result — the passed-in auctions and the under-reserve sales alongside the records.

Our fee is fixed. It doesn't rise with the price, which means we have no reason to talk you into a reserve the market won't support.

Q: Why publish results that went badly?
A: Because a vendor choosing an agent on three cherry-picked results is choosing blind. We publish all 41 sales from last year, including the two that passed in and the four that sold under reserve.
Q: How does the fixed fee work?
A: $14,500 whether the house sells for $900,000 or $2.9 million. A percentage commission pays us more to talk you into a higher reserve, which is not the incentive you want.
Q: Do you mark up advertising?
A: No. You pay the media invoice at cost and we show it to you. The industry standard markup on a 'marketing package' is 30 to 60%.
Q: What do you charge to manage a rental?
A: 5.5% of rent collected. No letting fee, no monthly statement fee, no annual admin fee, no lease renewal fee.
